Why a Maine Basement Has to Be Dry Before It Is Finished
A basement is the one room in the house that sits in the ground. Concrete and block walls draw moisture up from the soil by capillary action, fieldstone foundations in older Central Maine homes let water through the joints, and spring snowmelt raises the water table against the walls every year. None of that stops when you hang drywall. Finish over a damp wall and the moisture moves into the framing, the insulation and the carpet, where you cannot see it until it smells.
That is why every basement we finish starts below the finish. If water is coming in, we install Waterproofing Solutions, seal Foundation Crack Repair, and fix grading or downspouts with Exterior Waterproofing where the water starts outside. Any existing growth is handled by our IICRC and MICRO certified crew before a single stud goes up.
Insulating below grade
Foundation walls stay cool in summer, so warm, humid air that reaches them condenses. Fiberglass batts pressed against concrete hold that water against the wall, which is how many older finished basements end up with mold behind the paneling. We insulate the walls and rim joists with spray foam (see our Insulation Services), which bonds to the concrete, blocks air and does not give condensation a cold surface to form on. Sealing the rim joist also closes one of the leakiest spots in a Maine house, the same spot our Energy Audits usually flag. Basement insulation done by a registered vendor may also qualify for Efficiency Maine rebates.
Things to plan for
- Permits. Finishing a basement usually needs a building permit. Your town's code enforcement office can tell you what applies.
- Egress. A basement bedroom needs an emergency escape opening, such as an egress window, under the residential building code.
- Radon. Maine CDC recommends testing homes for radon. Test before you finish, since you will spend more time down there afterward.
- Humidity. EPA recommends keeping indoor relative humidity below 60%. A dehumidifier keeps a finished basement in range through a humid Maine summer.
- Floors. Choose flooring that tolerates the occasional damp day; we steer clients toward moisture-resistant options.
