Insulation, Mold & Water Problems in Hermon Homes
Hermon is one of the newest housing markets in the Bangor area. Census estimates put the median Hermon home at about 2000, and roughly half were built since then; the town's population grew about 19% between 2010 and 2020. Our office is on Freedom Parkway in Hermon. Newer houses still have weak spots, and the town's older farmhouses and pond camps have more.
New construction still leaks
A house built in the 2000s or 2010s is tighter than a 1920s farmhouse, but builder-grade insulation is often thin in the attic and missing at the rim joists and bonus-room knee walls. Only about 4% of Hermon homes predate 1940, per Census estimates, and about 6% are mobile homes. A blower-door energy audit finds the specific gaps, and spray foam at the rim joists is often the quickest improvement in a newer basement.
Ponds and streams
Hermon Pond covers about 462 acres, and Tracy and George ponds about 47 and 49 acres. The town drains through Souadabscook and Wheeler streams. Lots near these waters, and new subdivisions on former farmland, can have high spring water tables. A basement that has taken water once will likely do it again in a wet April, and a sump pump with a battery backup is inexpensive protection. Poured foundations in newer homes can also develop shrinkage cracks, and sealing a foundation crack from inside stops the leak before it stains the slab. The Bangor area averages about 75 inches of snow a year, per NOAA normals, and all of it melts against somebody's foundation.
Propane, oil and wood
Hermon heats differently from its neighbours. Propane heats about a third of occupied homes and fuel oil or kerosene about 36%, per Census estimates, with electricity near 19% and wood about 8%. Propane and electric heat bills respond quickly to air sealing, and qualifying insulation upgrades may be eligible for Efficiency Maine rebates.
Camps, crawl spaces and radon
Pond-side camps and seasonal cottages often sit on piers or a shallow crawl space and are closed up for months, which traps humidity under the floor. Crawl space encapsulation with a sealed vapor barrier and dehumidifier dries it out. Maine CDC recommends that every home with a well test its water for radon, and a basement air test is worth adding.
Permits, septic and neighbours
Hermon's Code Enforcement office issues building and internal plumbing permits and keeps the shoreland zoning map, which matters for work near the ponds. For homes on septic, the office can help locate the system's state permit record. We also serve Bangor, Hampden and Old Town.
